Everything you Want to Know about Staging your Home but were Afraid to Ask

Staging your home to sell is often one of the most challenging things a homeowner can experience. Many home sellers have a deep emotional connection that often comes to a head when preparing a home for sale.

When marketing a property for sale, you must appeal to the target market and to the buyer. It is often difficult for sellers to realize what we, as Professional Home Stagers, are doing in their home is making it appealing to the buyer which entails a lot of depersonalizing the property.

The ultimate goal is to make a big impression that not only is portrayed during the walk-thru, but the online presence as well.  Remember that buyers begin their search online, and you only have 6 seconds to impress them.  The online images of your home are very important because what the potential buyer sees, will determine if they will visit the property.  The only way to get an advantage is to have your home professionally staged and make it THE home that people want to have.

As a Home Staging Expert, I’m often asked why I do some of the things I do. My reply is simple:

"During my Home Selling Consultations, I give home sellers a true understanding of the various stages I go through with each of my clients.  I work with them to help increase the value of their largest asset: their HOME. Real Estate Staging Association statics prove that staging a home increases the attractiveness of properties, which gives the advantage over others in the market to make the best impression possible on buyers.”

When staging, it’s crucial to make sure you have all the right accessories in the correct place so that the eye will continuously move throughout the home.  The goal is to create a positive flow from the moment the potential buyer walks in the room.

When working with home sellers, professional stagers teach them how to live in an occupied home, while their property is on the market.  The things they don’t need everyday, we ask them to pack up.  We designate a bin for each room that they can leave out on countertops, and easily put in the trunk of their car just before showings.

We touch on all issues in need of repair, cleanliness, odor control and keeping the home at a certain state so it's easy to pick up and go.  We also remind sellers to think it's not going to be long until they move to their new house, and find that it's much easier to think of it that way.

In the end, a Professional Home Stager’s goal is to help sell the house by taking the appropriate steps to market the property. It takes time to get the odds and ends done; however, having your home professionally staged will make the property show better than most sellers ever thought their house could!
